No Hot Water

When a water heater stops producing heated water, the heating mechanism has failed. The most common point of failure is the pilot light. Since the pilot light is a small gas element at the bottom of the tank, it is susceptible to air causing it to go out. When the pilot light is still lit, the next point of failure is the thermocouple that doesn’t sense the pilot light is on and doesn’t ignite the gas.

Water Doesn’t Get As Hot In Winter

Water comes from ground pipes and in winter the ground is cold. This colder water is being dumped into the heater and takes longer to get heated. Reduce winter water heater problems with shorter showers and don’t leave sinks running for long periods in winter.

Water Is Dirty

The most common culprit of dirty water is the anode rod inside the water heater. This rod is designed to collect sediment but when it corrodes, it no longer acts as the filter. A replacement anode rod is needed.

Water is Leaking from Water Heater

When a water heater has reached its life expectancy, it will start leaking. When this happens, it’s time to replace the unit. While these are expensive, a replacement is better than damage caused by dirty, leaky water.

Troubleshooting Plumbing Tips

Clogged toilets – A regular plunger is often the solution. Try this first.
Clogged drains – Kitchen drains have a garbage disposal. Check for larger debris and obstructions before using the garbage disposal. Bathroom drain clogs are cured by removing the drain stopper to clear the obstruction.
Leaky faucets – Check the faucet to ensure the handle works properly.
Running toilets –Remove the top of the tank to make sure the flap is all the way down. Also check the float position. The float gets stuck causing the toilet to run.

Use A Pipe Sleeve

Using a pipe sleeve is the fastest way to cover outdoor pipes. This insulated sleeve comes with a slit up the side for easy installation onto the pipe itself. You can cut the sleeve to fit the pipe when needed. Please note that the sleeve usually does not cover the entire pipe. You will see a little bit of the pipe from the open side of the sleeve.

Tape the Sleeve

To secure the pipe sleeve, use heat tape. Wrapping the tape around the sleeve to achieve full coverage is the best option. This tape will keep any heat inside the pipe and usually prevent freezing. While freezing can always occur, this method helps prevent damage.

After installing the pipe sleeve and the heat tape, we like to cover the ends of the heat tape with electrical tape. This secures the ends of the heat tape so it won’t come loose. We have also seen duct tape be used to cover the heat tape but that’s personal preference.

Checking the Pipes

During winter we always recommend checking outside pipes for leaks. Even though we’re winterizing plumbing pipes , there is still a possibility of freezing depending on the outside temperatures. In addition to checking the pipes, a quick walk around your home may identify any water issues.

Once it reaches our walls, water is diverted to the water heater for proper warming before use. The water heater has many components including the tank, shut-off valve, thermostat, drain valve and anode rod. While every component is important, these are the main areas to focus your attention.

To keep the water flowing during the winter months, we have assembled some winter plumbing tips just for you:

Tip #1

You should always know the location of your homes main water valve. In case of a major incident, such as a pipe bursting, it’s critical to know where the main water valve is located. This valve is usually located next to the water meter and should be kept in good condition. To maintain your home’s main water valve and keep it in working order, open and close it once a year. Typically this is easy but call a friend if you need some help.

Tip #2

Make sure your water heater runs properly. Your water heater is more important in winter than any other time of the year. Now is the perfect time to make sure it is running optimally. A professional plumber can service the unit by checking the tank’s sacrificial anode rod and making any repairs or replacements necessary due to wear or corrosion. When it comes time to adjust the heater’s water temperature, don’t set the dial above 125 degrees F. This will prevent scalding water as well as reduce energy waste.

Don’t clog the drain with food waste. The holidays inspire some of the largest meals you’ll prepare during the year, so how you dispose of cooking-related messes, leftovers, and table scraps can significantly impact your plumbing system.
